I am in arrears with my rent to the sum of £300ish. I am shortly declaring myself bankrupt. What is magna's policy on this. Will myself and my family be asked to leave our house?

28.06.04 - Normally we would not take court action for arrears of £300 but we would expect you to make arrangement to clear them and would advise you to contact CAB and Housing Benefit to seek their advise. As you are about to be declared bankrupt we consider that you have an excluded tenancy and should not put Magna as a creditor. If you do put Magna as one of your creditors the amount owing will be used as a possible ground if we apply for the possession of your property at court.


Would it be possible to have access to the transfer list via this site for those people wishing to be rehoused so more mutual exchanges could be personally be arranged, which in turn would be beneficial to the housing team reducing the waiting list. (the mutual exchange list in local offices is ok, but this shows only a very small number).

You have made a great suggestion, Sue! This is something that we are working on and hope to have up and running on this site in the next 6 months.


I have been a happy Magna tenant for nearly 8 years, but I am wondering why I have to phone and complain every year because the communal grass area fronting No.24 and 26 St.Georges Road Dorchester is never cut. It seems we have to wait until we can hardly access our front gates before anything is done, and then we only get it cut once a year. Any reasons why?

18.05.04 - Our Area Surveying Manager has said the following: One of my managers has spoken to the grounds crew, who have apparently been round on a number of occasions to attempt to cut the grass, however there has been too much debris and rubbish for them to do this. They have now been instructed to visit regularly and report back if there is a problem. Please do let us know if there continues to be a problem.


I feel that Hibernia Close is a very low priority in your association. Looking at other sheltered housing complexes in the neighbourhood it is sadly neglected in the maintenance area. The guttering is growing grass up to six inches high and when it rains there are waterfalls cascading down the walls. This only a month after the corridors have only been decorated for the first time in 16 years. The grass cutting service does not pick up the mown grass thus encouraging the seagulls to nest,be very noisy and drop their business all over the place. As I said before I have viewed other complexes nearby and none of them are in such a state even their grass is picked up!

answer posted 17.05.04: The gutters were newly installed less than 2 years ago, we are dependant upon people reporting that they are blocked before we clear them, we will ensure that this is done. Due to escalating costs regarding grass disposal, we did trial dropping the grass collection in a number of areas and the response from tenants was good. We found that by dropping it we were able to attend to each site more frequently than the 4 weeks we were attending. The number of visits per year was previously the biggest complaint about grounds maintenance. Due to the success of the trials we have extended this to all sites. We will be reviewing the feedback and comments from tenants over the coming year to enable us to look again at the service we will provide next year.

Thanks for raising this question. We do encourage our residents to talk to a housing officer before making a formal complaint as we may be able to resolve the issue. If, however, you wish to make the complaint formal you can do it in four ways – in person, by telephoning the Personal Secretary (01305 216009) and stating you wish to make a formal complaint, by completing the formal complaints form (or sending a letter) or by using the complaints form on our website. If you come into the office, please ask for the Community Liaison Officer for MHA or the Tenant Involvement Officer for MWS. Please contact the Personal Secretary if you need any help deciding what action you should take.


I feel you should have more information on the shared ownership scheme.

We plan to sell two houses in Bridport on a 50% sale 50% rent basis during 2005. These two bed homes should be available late autumn. We also plan to sell two houses in Chickerell on a similar basis in the late Spring of 2005. If interested in either of these two West Dorset projects you must register with West Dorset District Council to go on their waiting list and it would be useful to give your current contact details to a member of our Development Section. We will also have five two bed houses for sale in Northam, Devon in the early summer of 2005. You must register with Torridge District Council to be considered for these homes. Plans are also being prepared to sell two three bedroom houses in Halstock at about 80% of their open market value. Planning permission has yet to be granted and so we expect these to be ready no earlier than next Easter.
